2. Bank Loan and Mortgage Details
The Seller has taken a loan from _______ Bank for an outstanding amount of Rs. _______. The flat is mortgaged to the Bank. The seller shall discharge this mortgage within 7 days of receipt of full consideration.
4. Bank NOC Requirement
The Seller shall obtain a No Objection Certificate (NOC) from the Bank confirming the release of mortgage. The sale is conditional upon obtaining the Bank's NOC within 15 days of agreement execution.
7. Escrow for Loan Discharge
Upon receipt of full consideration, the sale amount shall be held in escrow and used to discharge the bank loan and obtain release of mortgage within 7 days. Only after mortgage release shall possession be handed over.
