WHEREAS the Seller is the registered holder of Share Certificate No. _____ in ______ Cooperative Housing Society Ltd., representing Flat No. _____ situated at _______
WHEREAS the Seller is desirous of selling the said flat to the Buyer through transfer of share certificate and allotment letter, and the Buyer is willing to purchase the same on the terms and conditions hereinafter contained
NOW THIS AGREEMENT WITNESSETH AS UNDER:
1. Share Certificate and Allotment Letter
The Seller shall transfer the share certificate and deliver the allotment letter to the Buyer. The share certificate shall be transferred in the name of the Buyer in the records of the Society within 30 days of payment.
3. Conveyance Deed Status
The Seller acknowledges that the Society's conveyance deed is not yet registered. The Buyer shall have the right to obtain the registration at the Seller's cost after taking possession of the flat.
8. Society's Consent and Charges
The Seller shall obtain the no-objection certificate from the Society. Transfer fee, if any, shall be paid by the Buyer. The Society's NOC and approval are conditions precedent to completion.
